A developer client acquired this site and asked Ascot Design to assist with the conversion of a redundant office building into apartments.
The three storey building occupies a prominent town centre position and, typically, there were planning considerations which had to be overcome relating to the change of use from commercial to residential. Included within our planning submission was a report and justification that there was a surplus of office accommodation and shortage of student accommodation in the location.
The client was delighted that we negotiated and secured planning permission, to add an entire storey of accommodation to the existing structure and divide it into a scheme of 10 modern apartments.
The scheme also provided a small commercial unit on the ground floor to contribute towards employment opportunities and addressed flooding issues that applied to the location.
The proposal involved a complete facelift to the exterior of the building, including new cladding and replacement windows to create the appearance of a residential development.
Our involvement with this project ranged from a financial study to ensure the commercial viability of the new proposal at the outset, through to supervision on site for the duration of the construction phase.
